Summary of Position:

As part of Legal/Real Estate, support Dollar Tree’s existing and growing portfolio of stores and Real Estate Portfolio Management team by: (1) drafting, negotiating and managing critical lease documentation, including lease amendments, renewals and extensions, tenant estoppels and SNDAs, and ancillary real estate agreements; (2) providing accurate interpretation and management of lease documentation, including initial and ongoing lease abstracting and store opening information necessary for the timely and accurate payment of rent and other financial obligations; and (3) performing timely substantive research related to Dollar Tree’s leases to maximize Dollar Tree’s rights and ensure compliance with landlord and tenant obligations.

Principal Duties and Responsibilities:

  • Negotiate 1000+ lease amendments/renewals on an annual basis as part of a team of Lease Administrators covering the United States and Canada

  • Consult with Real Estate Portfolio Managers to ensure documentation prepared accurately reflects negotiated business arrangements

  • Complete diligence necessary to prepare tenant estoppel certificates/SNDAs ensuring timely compliance with lease obligations

  • Negotiate with third party lenders, their attorneys, and landlords

  • Abstract all original leases and lease related documentation and enter required critical information into the Company’s lease management and financial reporting system (“REM”)

  • Abstract co-tenancy/kick-out provisions from leases and lease amendments and enter into REM, research and respond to reported violations, and as needed, prepare landlord notices and rent notifications as well as take appropriate action as requested by Real Estate Portfolio Managers

  • Research and interpret lease documentation as requested

  • Verify legitimacy of all requested vendor changes by obtaining and reviewing supporting documentation to include deeds, assignments of leases and rents, management and/or operating agreements, and W-9s

  • Other projects as assigned

Minimum Requirements/Qualifications:

  • 3 to 5 years of relevant experience

  • Bachelor’s degree (BA/BS/BFA) or equivalent

  • Excellent computer skills, including Microsoft Word and Excel

  • Experience with lease administration, preferably commercial lease administration

  • Independent, detail oriented self-starter

  • Excellent oral and written communication skills

  • Ability to negotiate, draft and edit legal documents using proper grammar and punctuation

  • Strong time management skills with the ability to adapt and respond to changing conditions with a sense of urgency

  • Ability to research and resolve lease related issues with a minimum of supervision

  • Able to work under pressure while maintaining professionalism and diplomacy

  • Ability to understand complex legal positions

  • Must be able to negotiate, offer trades and alternatives, and understand the consequences of the positions they take and those proposed

Desired Qualifications:

  • Prior lease administration auditing experience/ legal background preferred

  • Paralegal Certificate preferred
